POLICIES
Check-in time: 2:00 p.m. on the day of arrival.
Checkout time: 10:00 a.m. on the day of departure.

 


1. Reservations:
a. Deposit: A 50 % deposit (that is, half of the total price of your visit, including tax) is required for all reservations. This amount must be received at least 30 days prior to your arrival date. If the reservation is made less than 30 days before your scheduled arrival date, the deposit will be collected over the phone VIA credit card and the balance to be paid upon arrival. Guarantee: All reservations are guaranteed once the deposit is received. We will send you a confirmation slip the day your deposit arrives, and a copy of our policies will be sent with each confirmation slip.
b. Same Day Reservations: We accept a same-day reservation if a Home is available. However, our homes are popular and we recommend that you make your reservations as far in advance as possible.
c. Date Change: If your arrival date is less than 30 days away, we are unable to make the change. Prior to that, cancellation is accepted with a $50.00 cancellation fee.
d. Shorten or Lengthen Days: If you shorten or lengthen your stay (change must be made at least 30 days before your scheduled arrival date) you may owe more money or we may be able to refund you some money, it all depends on the dates and the number of days. Please call for more information at (423) 768-3333

2. Minimum Age: You must be at least 18 years old to rent a home.

3. Minimum Stay: There is a minimum stay of three consecutive nights per home per visit.

4. Maximum Occupancy:
All overnight guests must be registered prior to stay.

5. Refunds: Your reservation deposit will be refunded in full less a $50.00 cancellation fee if your full reservation is canceled at least 30 days before your scheduled arrival date. Sorry, we cannot refund any amount if we are notified of a cancellation or partial cancellation less than 30 days before your scheduled arrival date unless we are able to fill your vacancy. (An example of a partial cancellation: Your reservation was made for 5 days and you would like to change that reservation to 4 days).

6. Arrival: All guests are to arrive first at the office. Please call at least the day before your arrival date to schedule a time to meet us at the office between 9 AM and 5 PM Mon. – Fri. * Saturday arrivals need special arrangements. (423) 768-3333. You will find the office conveniently located at 114 Piercetown Rd., Butler, TN 37640 (On The Lake)

7. Registration: All guests must be registered prior to overnight stay.

8. Payment: U.S. funds required. You may use cash or personal check to pay your reservation deposit and the remainder of your bill. Your driver’s license number will be taken will all forms of payment upon arrival. Full payment is due upon arrival.

9. Tax: All rentals are subject to sales tax of 13.5% total sales tax. Breakdown: TN state tax of 7% & 1.5% County & Tourism Tax of 5%.

11. Cleaning: The homes are cleaned thoroughly before your arrival, as a strict rule, before each guest’s visit. There is a cleaning fee.

13. Lost Items: The homes are thoroughly cleaned after your departure. If you have left an item(s), let us know immediately. Make sure the office has your phone number and address prior to your departure. If we find something we think you may have left by accident, we will contact you right away.

14. Damage/Missing Items: Upon check in please take a few minutes after arrival to look things over and let us know if there is anything broken. Again, we work on the honor system. Notify us of all damage or losses caused by you or any other individual in your party/group to any property belonging to the rental property. If damage or a loss is found after you and your group/party has left, the individual who made the reservation or the paying party (person named on the credit card or check) will be held responsible for any and all damaged/missing items and property belonging to the owners during your stay and will be charged and/or billed for those item(s).

15. Smoking: Smoking is permitted outside of the home only as a courtesy to other non-smoking guests. The homes have large decks for your convenience. Please dispose of all cigarettes /cigar butts in the specialized containers provided in those locations. We would like to keep the grounds, waterfront, and woods litter-free for all of our guests. If you choose to use your own ashtray, please do not bring it/them inside the homes. For your convenience, we will clean all the containers for you after your departure.

16. Liability: The owners cannot be held liable or responsible for harm caused to your or another individual(s) from your carelessness, the carelessness of the individual harmed, or the carelessness of others. The owner cannot be held liable or responsible for any damage caused by acts of nature or God.

17. Rates: Call for the most current rate schedule. Prices listed on the web site printed material may be out of date

.18. Hunting: No hunting is permitted on the property.

19. Fires: Wildfires are dangerous and extremely difficult to control in mountainous regions. There are to be no open fires on the property. For your convenience, the home has a gas grill located on the deck for your use.

20. Behavior: A behavior policy is necessary even though we have never had any problems nor are we expecting to have any problems. Guests are required to depart immediately at the owner’s or manager’s request if the owner/manager determines the guest’s behavior is “unacceptable”. Unacceptable behavior includes but is not limited to: violence, verbal or physical abuse, inconsiderateness, not heeding the owners requests, act or acts that threaten the safety of others, loud music or any repetitive noise that bothers other guests or the owners, public intoxication, and annoyance of other guests.

Policy changes may occur without notice. Share these policies with all individuals in your party. Your acceptance of these policies is indicated by your arrival on the property.
